Covering Box Hill and the Hills growth corridor.
One of the newest suburbs in Sydney - almost everything here is a first install or a builder-package fix.

Box Hill barely existed ten years ago and now it's street after street of new family homes. That makes the work here simple to describe: first ducted installs into homes that came without, upgrades where the builder package fell short, and splits for garages, studios and granny flats as the blocks fill in. New suburb, new gear, no old-system dramas - yet.

30+ Years

Everything is post-2018: big two-storey family homes, open plans, raked ceilings in the living areas, dark roofs and not much shade because the trees haven't grown yet. Full sun on new estates is a real heat load, and it's why honest sizing matters more here than almost anywhere.

About Us

Air Conditioning in Box Hill

After air conditioning in Box Hill? Jay's Air has been doing it since 1991. The typical two-storey Box Hill 4 or 5 bedder wants a 14 to 16kW zoned ducted system at $9,000 to $12,500 installed. A 2.5kW split for one room is $1,800 to $2,100. Fault-finding on a builder system is $250 plus GST with the fix quoted first. 4.8 stars from 280+ reviews.

No trees, no shade, dark roof: Box Hill homes cop the full sun load from sunrise to sunset, and it shows in the sizing. What carries a leafy suburb's 4-bedder at 12.5kW often needs 14 to 16 out here, zoned so upstairs and downstairs run on their own schedules.

Get the rough-in done before handover

If you're still building, the cheapest air conditioning decision you'll ever make is roughing in the pipe runs, drain and circuit at frame stage. It costs a fraction of a retrofit and keeps every option open at handover. We work in with builders' schedules and do this constantly across the corridor.

Already moved in with a builder package that can't hold the living room? Get it tested before assuming it's broken - undersizing is the usual story and sometimes a rezone fixes it for hundreds, not thousands. Numbers first: the sizing calculator and the pricing guide.

Ducted Air Conditioning in Box Hill

Nearly all the ducted air conditioning Box Hill orders from us is first installs into new homes. Mick has run our installs since 2009, and the new-build pattern is his specialty: 14 to 16kW, 5 or 6 zones, raked-ceiling living areas handled properly, $9,000 to $12,500 on a fixed quote with lifetime workmanship warranty. For air conditioning installation Box Hill builders and owner-builders can book rough-ins at frame stage too.

Why Box Hill Calls Jay's

Because we size for full sun and no shade, which is exactly what Box Hill is for the next decade until the street trees grow. The brochure numbers don't survive out here and we quote like it.

Mick Daly runs the ducted installs and has since 2009. Noah Hall handles splits for the garages, studios and granny flats going in behind the new homes. Ben does quotes and diagnostics himself.

Credentials: in business since 1991, 4.8 stars from 280+ reviews, NSW licence 273312C, ARCtick AU13058, $20M public liability. We install Panasonic, Daikin and Actron and repair every brand, including builder-installed units.

First ducted install in a 5-bedroom new build

Problem

Five-bedroom two-storey handed over with no air con, family moved in mid-November and lasted exactly one hot week.

Diagnosis

Mick fitted a 16kW Daikin ducted with 6 zones, sized for the dark roof and zero shade. Two days, $12,400 fixed, lifetime workmanship warranty.

Granny flat split behind a new home

Problem

New granny flat at the back of a Box Hill block, all glass doors and western sun, no cooling.

Diagnosis

Noah fitted a 3.5kW Panasonic sized for the glass, outdoor unit shared along the fence line tidily. Half a day, $2,250 fixed.

Builder ducted tripping the breaker

Problem

Year-old builder-installed ducted tripping the circuit every few days. Owners were getting nowhere with the builder.

Diagnosis

Ben traced it to a loose neutral in the isolator - an install fault, not the unit. Repaired and tested, then wrote it up so the owners could claim the cost back through the builder. $250 service call, sorted.

FAQs

Air Conditioning Box Hill - Common Questions

FAQs

Most Box Hill two-storey homes want 14 to 16kW zoned, which runs $9,000 to $12,500 installed. The full-sun, no-shade blocks out here genuinely need the bigger sizing. Fixed quote off your plans or a visit.

Yes, and you should – pipe runs, drain and circuit at frame stage cost a fraction of a retrofit. We coordinate with your builder and come back to fit the system at handover.

Probably not broken – probably undersized for the open plan and the western glass. We test it properly first. Sometimes a rezone sorts it for a few hundred dollars, sometimes the honest answer is a bigger unit.

Air Conditioning Advice for Box Hill Homeowners

Know your builder warranty before paying anyone for repairs on a young system - many builder-installed units carry 5-year parts cover. If your fault is a warranty job we'll say so and write it up for the claim.

And mind the side-passage condensers. Compact blocks and new fences trap dead air around outdoor units - if yours lives in a hot corner it's losing capacity exactly when you need it most.

Jay’s Air also provides air conditioning installation and repairs in nearby Rouse Hill.
