How much does ducted air conditioning cost in Sydney? For a typical 3-bedroom single storey, $7,000 to $10,000 installed for a 10kW system. A 4-bedroom home wants 12.5kW at $8,000 to $11,000. Big two-storeys and acreage run 14 to 16kW with zoning at $9,000 to $12,500. Those are installed prices including the duct runs and zoning - not the supply-only numbers some ads tease. 3-bed single storey: $7,000 to $10,000
A 10kW system with 3 to 4 zones covers most 3-bedders comfortably. Straightforward roof spaces sit at the lower end.
4-bed family home: $8,000 to $11,000
The classic Sydney job: 12.5kW, 4 zones, sleeping and living areas running separately. Most homes land here.
Two-storey or acreage: $9,000 to $12,500
14 to 16kW with 5 or 6 zones, long runs done properly, upstairs and downstairs independent. West-facing glass and dark roofs push toward the top.
Replacement of an existing system: often $1,000 to $2,000 less
If your old duct runs are sound, the new unit connects to them and the labour drops. We inspect the roof before quoting so the saving is real, not assumed.
What Moves the Price
Four things set your number inside those ranges. Size - kilowatts cost money, and honest sizing for your heat load matters more than brand. Zones - each zone adds damper hardware but pays for itself in running cost. Roof access - a generous roof space installs faster than a tight skillion. And brand tier - Panasonic and Actron cover the value-to-premium spread, Daikin sits at the top.

What's Actually Gone Wrong
What moves a ducted quote up or down, item by item.
Once you need three or more rooms covered, the maths converges – three good splits run $7,000 to $8,500 against ducted at $8,000 to $11,000, and ducted wins on looks, resale and one-service-a-year.
Roughly $300 to $400 per zone at install time – the cheapest running-cost insurance there is. Cooling two zones instead of the whole house roughly halves the power draw.
Usually the size and the scope. One quote is 10kW unzoned, the other 14kW with 5 zones – they are different jobs. Compare kilowatts, zone counts and what is included before comparing dollars.
Autumn and winter – calendars are open and installs book fast. Summer is peak demand and peak wait. Same system, better timing, smoother job.
Running Costs After the Install
A zoned ducted system costs $2 to $4 an hour at full load pulling the whole house down, and far less once at temperature. Zone it so bedrooms and living areas run on their own schedules and the quarterly bill stays civilised - our running costs page has the full numbers.
