Covering Rhodes and the Olympic Park corridor.
Apartment towers wall to wall - this is strata split and multi-head territory, and we know the drill.

Rhodes is towers, full stop - one of the densest apartment suburbs in Sydney, and the air con work matches. Splits and multi-heads, strata paperwork, balcony placement rules, condensate drainage done so it never stains the building, and repairs in buildings where the gear runs hard ten months a year. We work these towers constantly and the building managers know our paperwork arrives correct.

30+ Years

The stock is 2000s-onward high-rise: one to three bedroom apartments, floor-to-ceiling west glass on the water side, balconies that double as the only outdoor unit location, and body corporates with firm rules. Some buildings run central systems - for everything else, it's splits and multi-heads.

About Us

Air Conditioning in Rhodes

After air conditioning in Rhodes? Jay's Air has been doing it since 1991. A 2.5kW split for an apartment bedroom runs $1,800 to $2,100 installed, a 5kW for the living area $2,500 to $3,000, and a multi-head covering three rooms off one balcony unit $6,500 to $8,500. Fault-finding is $250 plus GST, fix quoted first. 4.8 stars from 280+ reviews.

Strata first, always: Rhodes buildings have specific rules on outdoor unit placement, noise ratings and drainage, and an install done without approval can be ordered out. We prepare the application paperwork as part of the quote, and multi-heads off a single balcony unit are usually the smoothest path through a committee.

West glass towers cook in the afternoon

The waterside towers cop full western sun through serious glass, and the heat load on a summer afternoon is brutal for the floor area. Living areas here often need 5kW where the same room elsewhere takes 3.5, and an undersized unit runs endlessly without ever winning. Size for the glass, not the square metres.

Condensate is the silent issue in towers - bad drainage stains facades and floods neighbours, and body corporates remember who caused it. Ours is plumbed properly, every time. Numbers first: the sizing calculator and the pricing guide.

Air Conditioning Repairs in Rhodes

The air conditioning repairs Rhodes generates are apartment classics: blocked condensate drains tripping float switches and dripping down walls ($120 to $150), splits losing gas through balcony pipe runs ($200 to $350 once the leak's fixed), sensors and boards in units that run hard ($250 to $700). Quoted first, most done same visit, 12 months on parts. Ben handles diagnostics.

Why Rhodes Calls Jay's

Because tower work is process work and we have the process: strata application prepared with the quote, noise specs documented, drainage plumbed correctly, common property protected, and no mess in the lift.

Noah Hall runs the apartment installs, and split system installation Rhodes committees approve is his bread and butter. Mick Daly handles the bigger jobs. Ben does quotes and diagnostics himself.

Credentials: in business since 1991, 4.8 stars from 280+ reviews, NSW licence 273312C, ARCtick AU13058, $20M public liability. We install Panasonic, Daikin and Actron and repair every brand.

Multi-head in a three-bed waterside apartment

Problem

Three-bedroom apartment with west glass, one balcony, and a committee that wanted noise specs in writing before approving anything.

Diagnosis

Noah lodged the strata application with noise documentation, then fitted a Panasonic multi-head - one balcony unit, three heads, drainage plumbed to the approved point. $7,500 fixed, approved first pass.

Split dripping into the apartment below

Problem

Split installed by someone else years ago, condensate backing up and finding its way into the unit below. Body corporate involved, tempers short.

Diagnosis

Ben cleared the blocked drain, re-graded the condensate run to the proper point and pressure tested the lot. $290, documented for the body corporate, dispute closed.

5kW for a west-facing living room

Problem

Two-bed apartment with floor-to-ceiling west glass, the old 3.5kW split running all afternoon and losing.

Diagnosis

Noah swapped it for a 5kW Panasonic sized for the glass load, reusing the approved outdoor position. Half a day, $2,900 fixed, and the room finally holds temperature at 5pm.

FAQs

Air Conditioning Rhodes - Common Questions

FAQs

Yes, virtually every building here requires it. Most approve splits and multi-heads with conditions on placement, noise and drainage. We prepare the application paperwork as part of the quote.

A 2.5kW bedroom split is $1,800 to $2,100, a 5kW living area unit $2,500 to $3,000, and a three-room multi-head off one balcony unit $6,500 to $8,500. Fixed quotes, strata paperwork included.

The glass. Floor-to-ceiling west windows add a heat load most splits were never sized for. The fix is sizing for the glass, not the floor area – often one size up from the standard recommendation.

Jay’s Air. Family run since 1991, our own blokes not subbies, fixed pricing, 4.8 stars from 280+ reviews. Licence 273312C, ARCtick AU13058. (02) 9820 4500.

Air Conditioning Advice for Rhodes Homeowners

Condensate drainage is the thing that gets owners in trouble with the building - a blocked or badly graded drain ends up in the apartment below and the body corporate minutes. Have it checked at service time, it takes minutes.

And if your unit runs ten months a year like most here, service it annually. Towers are hard duty for splits - the coil clean and gas check keep the running costs from creeping.
