About Us

Air Conditioning in Lakemba - Local Experts Since 1991

Lakemba sits about 12 kilometres south-west of the Sydney CBD, right in the heart of Canterbury-Bankstown. It's a suburb with real character - a mix of long-term residents and newer families, a busy main street along Haldon Street lined with cafes and shops, and a tight-knit community feel that stays pretty consistent from year to year.

The housing stock tells its own story. A big chunk of Lakemba was built out through the 1940s, 50s and 60s - solid brick homes with decent ceiling space, established gardens, and the kind of construction that soaks up heat during the day and holds it well into the evening. You'll also find older fibro homes on some of the quieter streets, and more recently built townhouses and units around Lakemba station on the T3 Bankstown line.

How Lakemba's Housing Stock Affects Your Options

Summers here get genuinely hot. Canterbury-Bankstown isn't on the coast, and that makes a real difference. The sea breeze that cools Bondi at 4pm doesn't reach Lakemba. On the worst days temperatures push past 38 degrees, and in an older brick home that's been absorbing heat all day, it can feel warmer inside by evening. Most of the families we work with here have systems that are 10, 12, sometimes 15 years old - either working too hard or starting to fail right when summer hits hardest. If that sounds familiar, book an air conditioning repair in Lakemba and we'll come out and give you an honest assessment.

In practice, We've been working in Canterbury-Bankstown for well over 30 years. We know the suburb, we know the housing stock, and we know the faults that come up when an ageing split system or ducted unit is running flat-out through a Lakemba summer. If your system is struggling, we can usually tell you what's wrong before we even open the cover. We also cover nearby Bankstown and the wider Canterbury-Bankstown area.

Choosing the Right System for Your Lakemba Home

The right system for a Lakemba home depends heavily on the type of property. Most of the older brick homes in the area have good ceiling access - timber frames, a solid roof void, nothing unusual to work around. That makes ducted air conditioning a realistic and often smart long-term investment. A properly sized Panasonic ducted system gives you whole-home comfort, zone control so you're not paying to cool empty rooms, and inverter efficiency that genuinely cuts your running costs compared to older non-inverter technology.

For most homes, For a typical 3 to 4-bedroom brick home in Lakemba, a Panasonic 10 to 12kW ducted system with a 5-zone controller is a solid starting point. We always check the actual floor plan, ceiling height, insulation and window orientation before recommending a capacity. An undersized unit runs constantly, wears out faster, and never quite keeps up on the hottest days. Getting the sizing right from the start costs less than chasing problems down the track. Use our air conditioning size calculator to get a rough guide before you call.

Ducted or Split - Matching the Right System

If you're in a unit or townhouse - and there are plenty of those around Lakemba station - a wall-mounted split system is usually the right call. Panasonic makes excellent wall-mounted splits from 2.5kW for a single bedroom right up to 7 or 9kW for a larger open-plan space. Multi-head splits are worth considering if you want to cool two or three rooms from one outdoor unit without the full ductwork cost.

Either way, A question we hear all the time: is it worth repairing an older system or should I just replace it? Honest answer - it depends on what's wrong. A failed capacitor, a refrigerant recharge or a fan motor on a system under 10 years old is almost always worth fixing. A compressor or control board on a 12 to 14-year-old system is usually the point where replacement makes more financial sense - especially when a new Panasonic or Daikin inverter unit will cost significantly less to run than an old non-inverter that's working harder and harder to keep up. Contact us for an honest diagnosis before you commit to anything.

Why Lakemba Residents Choose Jay's Air

Jay's Air Conditioning has been operating across Sydney since 1991 - that's 35 years of installations, repairs and servicing across every kind of property. Single bedrooms, large family homes, strata units, commercial buildings. Ben runs the business day-to-day and has been doing this his whole working life. Mick Daly has been on the tools with us since 2009. Noah joined in 2022 and hasn't stopped impressing customers since. Jay himself, who founded the business, is still involved. When you call, you're talking to the people who will actually turn up.

In fact, We don't use subcontractors. The person who quotes the job is part of the same team that does the work. That matters because they stand behind what they told you, they honour the price they quoted, and they care about the result because their name is attached to it. No hand-off problems. No one turning up on the day who doesn't know what was discussed.

What Sets Jay's Apart From Other Sydney Operators

Fixed pricing means the invoice matches the quote. On repairs, we diagnose the fault and give you the cost before we start - you decide whether to proceed. On ducted installations and split system installs, the quote covers everything: labour, materials, commissioning and a proper walk-through so you actually know how to use your system. No surprises on the day unless something genuinely unexpected came up, and we'd talk to you first if it did.

As a result, We carry Panasonic, Daikin and Actron Air. Common parts for all three are stocked on our service vans, so most standard air conditioning repairs in Lakemba can be sorted in a single visit without a parts run. We also service and repair other brands - Mitsubishi Electric, Fujitsu, LG, Samsung - so whatever you've got, give us a call on (02) 9820 4500.

On top of that, Our Google rating is 4.8 stars from 280+ reviews. We're not going to tell you we're the cheapest option in Sydney. What we are is reliable, honest and accountable. The job gets done properly, the price is what we said it would be, and if something goes wrong after we've been, we come back and fix it. That's been the deal since 1991 and it hasn't changed.

We service Lakemba Monday to Friday, 7am to 5pm, and Saturdays by arrangement. Call (02) 9820 4500 to book a repair, service or installation quote.
